Lake Heights is a small residential pocket in southwest Bellevue, immediately east of Newport Hills and tucked into greenbelt off Coal Creek Parkway. It’s compact — a handful of streets — but the City of Bellevue formally recognizes it as one of four distinct communities within the Newport neighborhood area, alongside Newport Hills, Greenwich Crest, and Lake Lanes.
The defining feature is geography: Lake Heights sits on the slope between Coal Creek Parkway and the surrounding greenbelt, with many lots backing to wooded buffer. Access is from Exit 10 off I-405 (Coal Creek Parkway), making it one of the faster commutes to both downtown Bellevue and I-90.

My Lake Heights Pro Tips
1. Greenbelt-adjacent lots are the prize. Lots that back to Coal Creek Natural Area or the protected greenbelt buffer get a permanent view buffer and effective lot expansion through borrowed landscape. These are not all marked clearly in listing descriptions — pull up the King County parcel map and check what’s behind any property you’re considering.
Pro move: Confirm the adjacent parcel is permanent open space, not just currently undeveloped. Bellevue’s HOMA upzone and middle-housing rules have changed what can be built on previously stable parcels.
2. 1960s construction inspection items apply. Standard for the era: galvanized water lines (repipe $8K–$15K), cast iron drains, Federal Pacific or Zinsco panels, single-pane windows, asbestos in popcorn ceilings or vermiculite, older oil tank decommissioning. Many Lake Heights homes have been partially updated — figure out what’s been done and what hasn’t.
Pro move: Sewer scope is non-negotiable on original-era homes. Drain line failure on cast iron is a $15K–$30K problem if it requires yard excavation.
3. The Coal Creek Parkway commute corridor cuts both ways. Fast access to I-405 is a feature. Cut-through traffic on neighborhood streets during peak hours when Coal Creek Parkway backs up is a variable. Drive the neighborhood at 5pm on a Wednesday before committing.
Pro move: Properties on cul-de-sac streets or interior loops avoid most cut-through traffic. Pay attention to street position, not just home features.

Good fit if you want:

- Quick I-405 commute
- Bellevue School District at a lower price tier than central or west Bellevue

Newport Hills is large enough that locals recognize several distinct pockets within it. Each has its own character, housing stock, and price tier — worth understanding before you start a search.
