Broadway is the dense, mixed-use spine of Capitol Hill — Seattle’s most concentrated urban neighborhood and one of its most walkable. The Broadway corridor runs north-south through the heart of Capitol Hill, anchored by the Capitol Hill Link light rail station, Seattle Central College, Cal Anderson Park, and one of the city’s most active restaurant, nightlife, and retail strips. Housing here is overwhelmingly condos and apartments — high-rise, mid-rise, and historic brick — with a small fraction of older single-family and townhome stock on adjacent side streets. As a working broker, I treat Broadway as a distinct urban condo market: buyers here aren’t comparison-shopping single-family in West Seattle. They want walkability, transit, and the cultural density Capitol Hill provides, and they’re willing to pay a premium per square foot to live in the middle of it.atto


Where Broadway Sits Within Seattle

Broadway is the central corridor of Capitol Hill, on the ridge east of downtown Seattle.

Boundaries

As a neighborhood reference, Broadway typically refers to the corridor along Broadway Avenue between roughly E Pike Street at the south and E Roy Street at the north, extending a block or two east and west. The broader Capitol Hill area surrounds it on all sides. The Broadway Hill subdistrict is sometimes treated as the southern end near the original Broadway high school site.

Adjacent Neighborhoods

Capitol Hill (greater) surrounds the Broadway corridor in all directions. First Hill lies to the south, with the major hospitals and Seattle University. Eastlake sits to the northwest down the slope. The Central District is east. Downtown Seattle is a 15-minute walk or 5-minute light rail ride west.

Drive Times and Transit Access

Broadway is one of Seattle’s most transit-accessible neighborhoods. The Capitol Hill Link station provides 5–10 minute rides to downtown, the U District, and beyond. Multiple bus routes serve the corridor. Driving downtown is 5–15 minutes depending on traffic; Sea-Tac is 30–45 minutes via I-5 or light rail. Most Broadway residents prioritize walking, transit, and bike infrastructure over car ownership.


The Broadway Housing Stock

Broadway is overwhelmingly a condo and apartment market, with housing stock spanning more than a century of urban development.

Dominant Housing Types

Mid-rise and high-rise condo buildings dominate the corridor, ranging from historic 1920s brick buildings to contemporary glass-and-steel construction completed in the past decade. Studios and one-bedroom units make up the bulk of inventory, with select two-bedroom and penthouse units at higher price points. A modest stock of older townhomes and renovated single-family homes exists on side streets immediately east and west of the corridor.

New Construction

The light rail station opening (2016) and ongoing transit-oriented development have driven significant new condo and apartment construction along Broadway and adjacent blocks. Projects continue at a steady pace, with most new buildings prioritizing ground-floor retail with residential above.

Zoning Context

Broadway sits within the Capitol Hill Urban Center, with Neighborhood Commercial and Midrise Multifamily zoning along the corridor permitting substantial height and density. The Mandatory Housing Affordability (MHA) program applies. Citywide upzones under One Seattle further reinforce the area’s density trajectory.


Schools Serving Broadway

Broadway is within Seattle Public Schools (SPS).

Attendance-area assignments vary across the Capitol Hill area. Stevens Elementary and Lowell Elementary serve different portions. Meany Middle School and Garfield High School are the typical assignments. Several private school options also operate in or near Capitol Hill.

SPS attendance boundaries shift periodically. Buyers should verify current attendance areas at seattleschools.org before making any decision based on school assignment.


Daily Life: Parks, Commercial, and Amenities

Parks and Recreation

Cal Anderson Park anchors the southern end of Broadway with a fountain, sports courts, fields, and the light rail station plaza. Volunteer Park to the north offers the Seattle Asian Art Museum, a conservatory, the Black Sun sculpture, and panoramic skyline views. Lincoln Reservoir and the Broadway Hill Park add additional green space. Capitol Hill’s walkability makes daily outdoor life unusually accessible for an urban neighborhood.

Broadway itself hosts one of Seattle’s most concentrated commercial corridors: restaurants, bars, coffee shops, music venues, gyms, grocery, and service retail. The QFC at Broadway and Pike is a longtime neighborhood anchor.

Grocery and Daily Errands

QFC, Trader Joe’s (a short walk west on Madison), and multiple specialty grocers serve the area. Most daily errands can be done on foot from any Broadway address.

Broadway trades at premium per-square-foot pricing relative to most Seattle neighborhoods, driven by walkability, transit, and the cultural density of Capitol Hill. Studio and one-bedroom condos make up the bulk of transactions, with first-time buyers, downsizers, and investors all active. Inventory turnover is steady — condos here typically see consistent buyer interest, particularly newer buildings with strong amenity packages.
